Charles “Chuck” Patty is a principal with Cohen Investment Group (“CIG”). CIG is an active acquirer of core quality and value-added multifamily, office, retail and self-storage assets throughout the eastern United States. CIG operates as a strong acquisition/asset management platform with a network of strong, local operating partners that provide property management and leasing functions in their respective markets. Chuck’s focus at CIG is on sourcing new institutional quality investment opportunities as well as generating and fostering equity and debt relationships.
Prior to joining CIG in 2018, Chuck was the founding partner and CEO of Fortress Capital Investors (“FortCap”). FortCap acquired and/or participated in over $400,000,000 in property investments and preferred equity investing since it’s inception in 2004 until 2017. The majority of these assets were value-added multifamily investments where value was created through innovative capital improvements and effective asset and property management.
Prior to the founding of FortCap, Chuck was a principal and the Chief Investment Officer of Harbor Group International, and co-chair of the Investment Committee. Chuck was responsible for all acquisition/disposition activity and debt placement of Harbor Group International’s real estate investments throughout the US and the UK. During his 12 years at Harbor Group International and its predecessor, Chuck was responsible for well over $1 billion in property acquisition activity and was also responsible for the disposition of over 40 Harbor Group sponsored investments, generating full cycle, average internal rates of return of over 20%.
Prior to his association with Harbor Group International, Chuck was Vice President and the Director of Acquisitions of InterSouth Management, a Charlotte, North Carolina based syndicator of apartment properties, as well as general partnership workouts as a result of post-1986 Tax Reform Act effects on limited partnerships. Chuck was directly responsible for acquiring and operating a controlling interest in a five-star historic hotel in Charleston, South Carolina, a five-star high rise hotel in Columbia, South Carolina and various apartment properties.
Chuck began his career in real estate as a commercial/investment property broker with the Daniel Ravenel Company in Charleston, South Carolina, in 1989.
A graduate of the University of Georgia, Terry College of Business, Chuck majored in Real Estate and Asset Management.
Chuck was the co-chair of the Capital Markets Forum of the National Association of Industrial and Office Properties (NAIOP). Chuck has served as the Chair of the Board of Directors of the Hampton Roads chapter of the Urban Land Institute (ULI), and has been active in ULI on a national level as well. Chuck has also been active in the National Multi-Housing Council (NMHC), and has participated at the board level of several civic and educational organizations. Chuck is married with two grown children, and resides in Virginia Beach, Virginia.
